My roller door has become very heavy to lift. What's wrong?

The barrel spring has lost tension. Inside the roll above your opening is a spring that counterbalances the curtain's weight, and as it fatigues the door gets progressively heavier until it becomes a two-handed job or the motor starts straining. Re-tensioning is often possible on a sound barrel, and it is a considerably smaller job than what happens if you keep forcing the door and the motor gives up as well.

The door keeps coming out of its guides. Can that be fixed?

Usually yes. A curtain jumps its guides for one of three reasons: the guides have spread or been knocked out of alignment, the curtain itself has bowed, or the door has been run repeatedly against an obstruction. Guides can be straightened and re-set, and a mildly bowed curtain can often be corrected. A curtain that has been running out of true for a long time may have worn the guides enough that both need attention.

Why does my roller door grind and rumble?

In Perth the first suspect is sand. Fine sand and grit collect in the guides and the bottom channel, and every cycle grinds them against the curtain edge like a mild abrasive. The second suspect is the barrel bearings, which is a more serious noise and needs looking at. Rinsing out the guides is genuinely useful maintenance here and does more good than most products sold for the purpose.

The bottom of my door has rusted. Does the whole door need replacing?

Not necessarily. The bottom rail is a separate component from the curtain and it is the part that sits closest to a damp slab, so it very commonly corrodes first while the rest of the curtain is still sound. Replacing a bottom rail and its seal is a routine repair. If the rust has travelled up into the lower slats and they have thinned or perforated, that is a different conversation, and we will show you which one you have rather than telling you over the phone.

Can an old manual roller door be automated?

In most cases yes, and it is one of the more satisfying upgrades on an older Perth house. The important condition is that the door must be sound and correctly balanced first — a motor fitted to a door with a tired barrel spring is just an expensive way to wear out a motor. We check the door before quoting the automation, and if the door needs work first we tell you, because doing it in the wrong order costs more.
